The scene

Mr. Ditkovich wants the rent. Peter, in the suit and having a bad day, does not have it. Eight lines in thirty-eight seconds, four of them the landlord's, three Spider-Man's and one from Ursula.

The comedy is the mismatch: a superhero mid-crisis and a man in a doorway who does not care even slightly. This is a free country. It's not a rent-free country is the line the scene exists for, and it is delivered as pure unbothered landlord logic. Ursula's single line arrives from somewhere off to the side and lands like a non sequitur, which is the correct amount of Ursula.

Performing it

A tiny scene that rewards accents and commitment. Ditkovich has all the good material and should be played entirely without sympathy — bored, insistent, faintly amused. Spider-Man is the straight man here, so keep him tired rather than heroic; Leave me alone should sound like a man who has been asked one thing too many. Ursula's one line wants to be sweet and slightly off-tempo. At thirty-eight seconds this is an easy three-hander for a room, and a quick solo if you want something short.
